This assessment format is for small, simple premises. Use a competent fire risk assessor instead for:

  • Any sleeping accommodation assessment beyond the common parts of a small HMO or small block of flats.
  • Care homes, hospitals, healthcare premises, prisons, secure premises or premises where occupants may need assisted evacuation.
  • Hotels, hostels, large HMOs, complex sleeping risks or premises with significant numbers of unfamiliar sleeping occupants.
  • High-rise residential buildings and work requiring assessment under the Building Safety Act 2022 or higher-risk building regime.
  • Large, complex, multi-occupied, underground or unusual premises, or premises with engineered fire-safety solutions.
  • Premises storing or using significant quantities of dangerous substances, explosives, highly flammable materials or oxygen-enriched atmospheres.
  • Premises with combustible cladding, unresolved compartmentation concerns, complex smoke control, evacuation lifts or stay-put strategies requiring validation.
  • Any case involving repeated unwanted alarms, enforcement action, a recent serious fire, uncertain structural fire protection or doubt about means of escape.
  • Any assessment outside the competence of the person completing it. Refuse generation and recommend a competent fire risk assessor or fire engineer.
